Understanding fees for refunded payments
Cancellations for bookings made through VRBO or Directly will incur a cancellation fee upon refunding a payment/charge. Stripe charges a 3% processing fee for the original transaction and another 3% fee to process a refund.
A large portion of the underlying cost of payment processing is driven by fees assessed by banks and payment networks (like Visa and Mastercard). These networks set rules about which fees apply for refunded payments, and in many cases banks and card networks keep the entire upfront cost of a refunded transaction. For some regions and payment types, refunded payments also incur additional fees.
To address these underlying payment processing costs and continue providing these services as part of our standard pricing, Desert Sky Realty & Investments does not return our processing fees when a payment is refunded.

Everything was perfect. The house is spotlessly clean, the location could not be better, and the host is the best. I always enjoy staying at the Purple Sage.
Wonderful for large family
This is a beautiful, new house with an open concept floor plan. It is well decorated and modern. But the best part is the spacious backyard with seating for everyone. I’ll be back.

Wonderful Place to Stay!
This was a wonderful rental for my wife and I. The house is spacious yet very comfortable. We had everything we needed. Melissa was very attentive on the few times we had questions. The neighborhood is very quiet and safe. We could not have asked for a better rental in Las Cruces. Thank you Melissa!

Fantastic!
This is by far one of the best places I have stayed. The house was beautifully cleaned,, the bedrooms were cozy and comfortable, and the backyard is a retreat for sure! Working with Melissa was wonderful. If we had an issue, she was great at responding and quick to resolve it. Definitely would stay here again!
Wonderful Stay
This was our second stay at Purple Sage. Everything went great once again. This is easily a 5-star property and the owner and host were very accommodating to us during our stay. This is our top choice while visiting Las Cruces.
Fantastic House
Melissa is an exceptional and responsive host. Beautiful high-end home in ideal location near stores and restaurants. Kitchen was well stocked with high quality items and cookware. Excellent supply of towels and misc items. Tall ceilings, lots of natural light and functional floor plan with two master bedrooms. We stayed for one month after we sold our house. Would definitely stay again.
Great for families!
What a great stay! Place is gorgeous and spacious. Fantastic backyard for kids and enjoying time outside. Will be looking for future days at this location when I return!
